Check in everyday to see the newest Painted Desert homes as soon as they hit the market. There are 1,600 homes and condos in Painted Desert today there are 54 total properties for sale. There are 23 condos and townhomes and 31 homes. If you take away the short sales there are only a total of 37 total properties for sale in PD. This is a great ratio for someone who wants to live in Painted Desert. Not many for sale for this type of market. People love Painted Desert and don’t usually move unless they have to. Painted Desert has very good price association dues and they do a great job keeping up the grounds and the golf course. There are 6 pristine lighted tennis courts and racquetball court in the clubhouse. Very comfortable clubhouse with large bar, tv’s, huge fireplace and restaurant, with covered outdoor seating so you can enjoy lunch while watching golfers at the driving range. Painted Desert’s nickname is “The Jewell of the Desert” It truly is a special place to live with a very family friendly community with special events and block parties, but the most anticipated would have to be the Holiday Parade of lights, where everyone dresses up their golf carts with lights and Santa Clauses, we meet at the clubhouse and have a long line of spectacular lighted golf carts that drive from the first hole to the eighteenth hole and everyone comes out to watch the parade, then we meet at the clubhouse afterwards for drinks.

There are 12,238 properties on the market right now, out of the 12,238 / 5,839 are short sales (which are very time consuming in trying to purchase, can take anywhere from 3 months to over a year just to get a response) that most buyers do not want to go after. That leaves only 6391 homes on the market, that is not very many homes and the good ones go very quickly. This is why it is important to have a seasoned professional that is in the trenches everyday to go in and capture the best deal in this market. It Is not easy, unless you have someone very knowledgeable, it will be very difficult to find a great deal. David Lee

I have lived in Las Vegas for over 25 yrs. and have been in real estate for over 7 years. I am a broker owner of two real estate companies and a full service mortgage company.

My philosophy on real estate is – Either buying or selling a home is a very big deal no matter the price, and therefore should be treated as such. A lot of people in this business get jaded and don’t treat each deal with as much importance as they should, especially in this market with all the bank owned homes.

I purchased my first business at age 19, It was a Laundromat and dry cleaners, and I have worked for myself ever since that first business. I got totally ripped off when I bought it and had to work twice as hard to make it successful. Obviously I was upset but in hind site it was the best thing that could of happened to me. I had to get really creative so I started the first of its kind Dry clean delivery service and started with the Howard Hughes buildings down on Paradise and Maryland Pkwy.

At the time it was the highest end office buildings in Las Vegas, so I hit there first and It was a total hit with office workers and executives, so I expanded to many different office buildings around town, bought multiple vans and a great Dry Cleaning delivery service going. After a few years I wanted more of a challenge so I and sold it for a nice profit.

After that great experience I joined my father and we opened sports books in St. Maarten (in the Netherlands Antilles) and in Costa Rica. I lived and ran the sports books in St. Maarten (on the dutch side ) for 5yrs.

During this time I opened a night club as a side business that was very successful and is still up and operating today. The hard portion of this journey was to obtain a gaming lic. in the Netherland Antilles. Through a lot of creativity and hard work after two years I finally was given my gaming license, and to this day I am the only American to hold a gaming license in the Netherland Antilles.

We had just opened our own casino and after two months of being opened the largest Hurricane to hit land hit St. Maarten and wiped everyone out, including us. So in 1997 I moved back to Las Vegas and got into what I always wanted to do, and where I knew I would be successful at, because I have a great passion for putting people in the right home at the best possible price.

With my many years of business experience, creativity and negotiation skills and being young enough to adapt with the times, I knew real estate was a perfect match for me to be happy and successful. I have never enjoyed anything more, and yes that includes owning sports books on the gorgeous island of St. Maarten living on the beach.

Its hard to believe but after many years living on a island like that, you miss conveniences like having big grocery stores, good gyms to work out and not driving across the island every time you need gas. Now that I have been back here for many years I do miss living on the beach. I know this is my last career and will be in real estate forever, I truly do love making people happy and having the ability to do it very well.
